The companies are looking for more diverse office solutions for their employees

Here is what Mariya Tantilova, Leasing and Marketing manager of the complex, shared on the topic of availability of office space.

1. What are the main requirements that companies have regarding office space?

Among the main requirements of the prospects in the past year when choosing an office is that the areas are nearly finished and ready for an easy and quick move-in. Another important element for the prospects is the natural light in the premises. Tenants prefer the buildings to have a modern interior, with an efficient ventilation system, enough parking spaces that can cover their needs and plenty of amenities such as restaurants, shops, car washes and others. They believe those characteristics of a building are instrumental in making the daily lives of their employees easier.

2. How has the pandemic affected the office rents?

Contrary to expectations, the office space market in Sofia is growing, and with it the competition in the sector. Restrictions imposed by the Covid 19 pandemic have also led to lasting changes in the levels of office rents.

Sofia Airport Center responds to the Covid-19 crisis with flexible workspaces and unique amenities, as well as improving the common areas, external and internal environment in the complex.

The Flex-R Lounge is the first step in the large-scale reconstruction and improvement of the common areas in the business complex, an initiative called Re:Share. The large-scale project is inspired by the idea of comfort and home coziness brought in the office environment for employees and will generate a total of 150 new workstations. The new space - the Flex-R Lounge is part of the A2 office building, which is a holder of Gold LEED Certificate.

3. What does Sofia Airport Center offer to new tenants?

Sofia Airport Center has a high occupancy rate - 98%, and the vacant office space we offer is of class "A" and "B", floor-plates with a fluid design, that allows a vast array of multipurpose configurations.

Existing and potential new tenants have the unique opportunity to enjoy daily a 5,000 sq.m. richly landscaped park environment, pleasant walking trails and, of course, the highlight of the complex - the lake. All efforts aimed at improving the space are for the benefit of employees and their healthy and safe work environment.

From a purely commercial point of view, we strive to offer favorable and flexible rental conditions. The complex offers flexible work stations aimed at companies that want to try a variety of solutions for their employees without renting additional office space.

4. What is the profile of the tenants in the complex?

The tenants of Sofia Airport Center are a set of established local and international companies, leaders in their field such as information technology, research and development, pharmaceuticals, agricultural equipment, food industry, beauty industry, distribution, light industry, logistics and others. We can safely say that together with our partners we have managed to build a community of modern and responsible companies, successfully offering their employees a harmonious work atmosphere.

5. What vacant space does Sofia Airport Center offer?

At the moment, we can offer premises of the highest class "A", with a total area of 2,420 m2, which are located in building A2. The two office units located at the ground floor, of  327 sqm and 212 sqm respectively, are very bright and can be combined into one premise.. In the office part of our logistics center we can accommodate 1,347 sq.m of class B   offices. Depending on the requirements of the tenants, we have a variety of types of areas - between 180 sq.m. and 297 sq.m.

6. What are the main advantages of class "A" and "B" areas in SAC?

Sofia Airport Center is one of the largest office projects in Sofia, located on a plot of 120,000 sqm and 45,000 sqm. built-up area and offers a completely different environment from the other business centers, characterized by a unique environment and community. Ceres, our Property Management team in SAC, is a fully integrated, real estate management services company that operates in Bulgaria, Poland, Romania and Czech Republic   uses its experience and best practices to offer the existing and future tenants maximum comfort at work, so that everyone feels safe.
